About Windemere SDD
The Windemere SDD is a Special Dependent District, formed under Hillsborough County ordinances 86-37 and 88-27-E. It is administered by a board of trustees. It is not a Homeowner’s Association and does not address individual property owner’s issues or code enforcement concerns. Funding for the Windemere SDD is by a Non-Ad Valorem Assessment on the annual property tax. This assessment is a fixed amount, that is, not based on property value. Other examples include, street lights, solid waste disposal and storm water management. This money is used for the maintenance and upkeep of common areas within the Windemere SDD. The properties included in the district are all of the original Windemere Subdivision of Lutz Units I, II, III and V. This includes all properties on Sterling Silver Circle, Windsor Oaks Ave, Southern Lites Ave, Gnarled Oak Ave, Willow Branch Ave and all properties on Swan Lake Ave from 18242 north to Sunset Lane. Properties in the Oaks at Windemere are not included. The common areas that are taken care of include the area of the entrance to the subdivision and the retention ponds on Gnarled Oak and Windsor Oaks.
The board of trustees is a group of residents from the district who volunteer their time. Meetings are held on the first Monday of the month, as needed, at the Lutz Public Library, 101 W Lutz Lake Fern Rd. To qualify for a position on the board, the individual must be a registered voter, and own the home in which they reside within the district.

To administer and disperse the funds collected by the tax assessment in a way that provides the best possible maintenance of the subdivision common areas.
